Building villa Jazzy was a great challenge construction company Varaks accepted with no concerns. Construction works of this villa in Balchik were not an easy task due to the very steep terrain. The plot was chosen to be on one of the highest hills in Albena resort coincidentally called Sunrise. Nevertheless with the help of architects and engineers, building company Varaks built this contemporary designed villa completely fulfilling the wishes of the owners.
Constructed with natural materials and pure lines villa Jazzy is spread on 4 floors. Swimming pool on the lowest level. Specious living area with open plan kitchen, dining and lounge areas on the ground floor. 4 bedrooms with 3 bathrooms and a spectacular Albena view on the next levels.
Construction of Villa Jazzy finished in June 2014. The owners will spend the summer holiday in their new acquisition fully satisfied with the works Varaks's team has done. After all fulfilling the requirements of our clients is all we strived to through our 25 years of experience. Yet the unstinting support and trust of the owners gave the designers and builders extra confidence to realise a dream.
All in all, this villa has been a great accomplishment with two bedrooms on the top floor with a stunning Albena resort view. Another two comfortable and spacious bedrooms spread on the second floor, all beautifully finished with en-suite bathrooms. The ground floor comprised of a living room with open plan kitchen, dining and lounge areas. And of course a swimming pool on the lowest level, where there will be lots of fun and happiness during the hot summer days.
Furniture delivery has began as scheduled. The inside of the villa is becoming a stylish and at the same time comfort place to live in. With the coziness that only the wood can deliver and the white as a fashion colour of all time.
Swimming pool and the area around are almost finished. A touch of nice roman style decoration is added to the final look of the pool. For a maximum comfort of the owners pool ladders will next be mounted.
Each floor balcony offers fantastic Black Sea views and a sense of vertigo almost, with the very high elevation.
When the paint brushes are out, you know a project is heading down the home run. Spacious light rooms with a hint of a colour contrast with the “hard” surfaces like the wood effect.
Lighting can be an area that's neglected, with just standard one-in-middle-of-ceiling type approach. In villa Jazzy light is coordinating with furnishings through lots of spotlights leaving no dark area in any of the rooms. Along with the wiring of the lighting the air-con units are being mounted.
Furniture is due for delivery early April and all is on course for completion.
The outside look of the villa is getting more and more complete as the railings have now been mounted. A mixture of glass and iron designed with the intention of showing the beautiful Albena resort panorama.
External iron staircase is now leading to the swimming pool. The patio area is also surrounded by iron railings.

The owners decided to have little input into interior design. From the beginning, their policy have been to leave the designer to create their look without interference. This may seem “riskier”, in that the end result may not match the owners' own ideas. But they know from experience that if you start interfering, then one change affects all the other decisions after and the overall look could become unbalanced. Trust bestowed on the right people is usually rewarded.
It happened "by chance" that they came across the right person. He was an eco-activist passionately defended the migration of the birds on the Northern Black Sea coast area. A man of the art with natural taste of beauty! Inspired by the nature he devoted all his energy into this project. And so the decoration process could begin.
Sun is still shining bright over Albena resort in November. The Northern Black sea coast is praising the weather while Varaks' work on the project continues.
Wooden tiling is almost ready while the retaining walls around the first floor and the steps are being covered with a contrasting artificial stone tiles. The villa is prepared for the railings to be mounted.
Edging of the swimming pool is another task checked from the remaining ones. The list is soon to be completed.
The project is entering its final phase, with windows being installed and external rendering on its way.
Two of Varaks' workers are already half way done with the tiling around the swimming pool area. Special colour of the tiles was chosen to match the wooden parts of the villa. Speaking of which, we should not miss the fact that being mounted is an excellent choice rather than having a boring one-coloured villa.
A special touch will be added to the external look of the building - a custom-made wooden trellis in the same specific dark brown colour of the facade.
One more interesting photograph in October is the access path, showing the creativity and courage of our workers.
Beautiful brick masonry work has been done over the last couple of months. The whole development is now starting to come together.
Terracing both sides of the villa now continues with spreading earth, turning the good ideas of the architect into a better implementation. Throughout this project, it’s evident to anyone with eyes that the architect and construction company deliver in Balchik/Albena area high quality engineering that will look extraordinary and stand the test of time.
This installment isn’t inspired by the well known English writer Ian McEwan’s “Cement Garden” story, although to see the garden turning a uniform grey, once might think so! To maximize use of the steep site, it is required to utilize enormous quantities of reinforced concrete to form the raised patios and steps. Another big amount goes to the swimming pool base and the area around.
Villa Jazzy's construction plan requires an own septic tank, building of which has already begun on this stage. You can see how the progress is going on the second photograph. It has been separated from the patio with a retaining concrete wall.
Under the blazing sun, the roof completion has started. This very important part of every building is about to become a safe and quality piece of art. With unusual looking but at the same time leaving delicate feeling because of a tender curve at the left side of the building.
Insulation is also progressing, as is the brick masonry work which has already started.
Our mini excavator is preparing the bottom part of the plot where the patio and swimming pool area will be.
The summer is here, so is the next level of Villa Jazzy, rising high above Albena resort.
Quality insulation is added to the outside of the villa. For winter use, it’s essential to have properly insulated walls and the villa will have a layer of thermally efficient material sandwiched in the outer walls.
Raised patios and steps work begin with building massive reinforced concrete retaining walls. Complex shuttering of the walls is ready and prepared for the next step of the process - his Majesty "The Concrete".
Props, props and more props. The concrete laying is continuing while the workers are "uttering puzzles" with the beams.
Another floor is taking shape, as the weather is getting better. Now the photographs are showing the owners' inspiration - high green hills, magnificent scenery and Albena bay panorama. At this time definitely easier for Varaks' team to deal with the difficult specifics of the project.
After the trenches were dug out, proper foundations are dug and reinforcing rods rise through the wall for maximum strength.
Complex machine was needed to lay the concrete constructing the basement and the lower levels. At least as complex were the shuttering and the props supporting the building by the time the concrete is properly cured. All of them assembled by hand but strong and reliable as this is one of the hundreds of buildings Varaks' team has constructed over the years.
Many hands make light work! Firstly, at one time about 10 workers are on site to build an iron pilots wall to support the road and stop earth movements so the building process was smoother and the result better.
The architect, a man with great experience who has spent over 15 years in Austria, had planned a specific start of the building process with inner part of one of the rooms built first. And so it was. Picture two shows that there is already a reinforced concrete part, facing the sun from the second level of the site.
A mini excavator was delivered especially for the needs of the building process to help workers and ease their job. At the same time Varaks' surveyor had determined the accurate position of the building and its different levels. Just another person the building process wouldn't be the same without.
It was back in 2012 when the owners of villa Jazzy decided they are going to build an extraordinary holiday house on the Northern Black Sea coast. And so their search of a plot began mid of the year. They were looking for that special place with breathtaking views, green hills and fresh air. After half a year and visiting over 20 plots they were about to surrender. But good things come to those who wait! Their patience got rewarded with a plot near Albena resort, high up on a hill overlooking the entire bay. So the building process could begin.
For this complicated task to be done there was a need of an experienced team from an established building company. With more than 20 years experience and leading position in the construction branch in this area Varaks was deservedly chosen.
Machines and workers began the construction with digging for the foundations and then reinforcing them.
